Welcome to Western Apartments, an on-campus independent living experience for all upper- year, professional, graduate and doctoral students and their families.

All Western Apartments tenants must abide by the Residential Tenancies Act, with the exception as an academic institution that tenants must sign an N11 document/ Tenants are expected to follow the terms of their lease agreement, maintain tenancy for the full duration of their lease, care for their apartment and show respect for their neighbours.

 
ELIGIBILITY

Accommodation at Western Apartments is available to upper-year undergraduate students, graduate (Master's and Doctoral candidates) students, and exchange students enrolled full-time on the main campus. Students participating in co-op programs, internships, visiting students or medical residency placements are also eligible, provided they pay full-time student tuition.

Priority will be given to those facing systemic barriers to securing housing due to their identity. Post-doctoral fellows, visiting researchers and staff, as well as students registered at affiliated university colleges (Huron University College and King's University College), are not eligible to apply.

Academic status will be verified before issuing a lease or renewing a lease. Tenants who change their academic status to part-time throughout the academic year will receive a reminder throughout the year from the Rental Office indicating that new leases will not be issued unless full-time status is restored.

Tenants graduating can request a two-month lease extension after the last semester of their program. No further extensions will be permitted.

We encourage prospective tenants to apply at least three months in advance of their preferred lease start date. For example, if you are hoping for a September 1st lease, please consider applying by June 1st at the latest.

 
TYPES OF LEASE AGREEMENT AND ROOMMATE PLANNING:

Tenants can lease a unit through Western Apartments on an individual lease or joint lease:

  • Individual lease: Signed by one tenant who is responsible for their own rent and expenses. This type of lease is best for students who want to live alone or don't want to be responsible for their roommates' actions.
  • Joint lease: Signed by multiple tenants who are equally responsible for the rent and other expenses. This means that if one tenant doesn't pay their rent or causes damage, all tenants are responsible.

If you are interested in an individual lease:
All other non-student occupants and/or family living in the unit must be added to your account in the Housing portal through the Rental Office. This will ensure we have a full occupancy list in case of emergencies.

If a tenant decides to have a roommate that is non-family and non-student, and wishes to collect rent payment, they are responsible for managing that relationship individually. Western Apartments will deem only the lease holder responsible for all payments, damages, etc.

If you are interested in a joint lease:
If you have found a roommate who is eligible to stay in Western Apartments, they will receive the same offer and will be added to the lease and invited to sign the lease with you.

If you are interested in a subletter for a duration of your lease:
Sublet arrangements require office approval and are offered for a maximum duration of 4 months. Subletters must meet eligibility requirements to live in Western Apartments.

Living with a roommate:
Before moving in, roommates who will be sharing a unit are strongly encouraged to work together to create a private agreement. This agreement should set clear expectations for respect and responsibilities, such as cleaning, rent payments, groceries and other shared duties.

 
UNIT ASSIGNMENT

Where there are more applicants than units available, a randomly generated number will be assigned to determine order of offers. Initial offers of accommodation are based upon a monthly computer-generated lottery, which randomly selects applicants.

Sometimes applicants exceed unit availability, and so not every applicant will receive an offer of accommodation. This means only applicants selected for an offer will be contacted. We continue to work from the waitlist until all the apartments have been filled for the months mentioned.
