Preparing for the big day

Moving-in may seem simple, but a little preparation goes a long way. Here are some important tips and information to help you navigate the relocation process smoothly:

  1. Document the condition of your unit: On move-in day, take photos of any pre-existing damage you notice so you are not held responsible at move-out. Western Apartments provides light cleaning, pest control and will complete reported repairs or paint touch-ups within the first month.  
     
  2. Renter’s insurance: Western Housing provides insurance for all on-campus apartment tenants. No need to purchase your own. Coverage includes up to $10,000 for personal belongings, $2,500 for additional contents and $1 million in liability via Marsh Insurance. It protects your items and covers damages caused by you or your registered occupants.

    Approved subletters are also covered under the main tenant’s policy but are encouraged to get their own insurance. Additional coverage can be purchased at your own expense.

    All personal property is stored at your own risk. Western University is not liable, directly or indirectly, for any loss or damage due to theft, fire, water or other causes.  

  3. Hiring movers: If you have a lot to move or limited help, consider hiring a moving company. Research and compare a few options before booking.   
     
  4. Set expectations with roommates: Living with others, friends or not, requires clear communication. Before move-in, agree on how you will split bills, chores, expectations for quiet hours and guest.

Moving out of your apartment

When it’s time to leave your with Western Apartment, please follow our move-out process to ensure everything is in good condition for the new tenants.

  1. Review your move-out notice: At the beginning of the month your lease ends, you’ll receive a move-out notice with instructions. Since Western Housing does not collect last month’s rent upfront, it will be due at this time.  
     
  2. Prepare the unit: You are responsible for leaving your apartment clean and ready for the next tenant. The landlord does not provide cleaning services. If the unit isn’t left in good condition, charges may apply. The Rental Office will inspect the apartment after move-out to assess any damages and close your account once any charge fees are paid. 
     
  3. Vacate and return keys: When moving out, return all keys to the Rental Office, NOT to any new tenant. Place them in an envelope with your apartment number and drop them in the designated box at the Rental Office. Tenants must vacate by 1:00 p.m. on the last day of their lease, unless written approval for a later move-out has been granted. New tenants may be moving in as early as the next day.
