What to know before signing

All Western Apartments leases are Termination Leases. This applies to both new tenants and returning tenants who require a new lease due to changes in roommates. 

Unlike standard leases, termination leases do not automatically renew at the end of the lease term. When signing, all tenants must also complete a Form N11—Agreement to End the Tenancy, confirming they will vacate the unit not later than 1:00 p.m. on the last day of the lease. 

 

Every applicant named in the rental application is required to sign the lease before moving in.

 

Because tenants are held individually and jointly responsible for all terms and conditions outlined in the lease, we strongly encourage you to review all accompanying information carefully before signing.

Types of Lease Agreements

Tenants at Western Apartments may choose between two types of lease agreements: individual lease or joint lease.

Individual Lease:

An individual lease is signed by one tenant who is solely responsible for their own rent and expenses. This option is ideal for students who wish to live alone or prefer not to be held accountable for a roommates' actions. 

If you choose an individual lease and plan to live with non-student occupants or family members, you must add them to your account in the Housing portal or through the Rental Office. This ensures a complete occupancy record in case of emergencies. 

If you decide to live with a non-student, non-family roommate and choose to collect rent from them, you are personally responsible for managing that arrangement. Please note that only the leaseholder is recognized by Western Apartments and held accountable for all payments, damages and responsibilities. 

Joint Lease:

A joint lease is signed by two or more tenants who share equal responsibility for rent and all related obligations. This means that if one tenant misses a payment or causes damage, all leaseholders are collectively responsible.  

If you are interested in a joint lease and have identified an eligible roommate, both tenants will receive the same housing offer and be invited to sign the lease together. 
 


Living at Western Apartments Beyond One Year

To be eligible for a new lease, the following factors will be assessed: 

  • The tenant must be enrolled full-time at Western University Main Campus, as defined by their academic program.
  • The tenant must have a rent payment history in good standing and no major or repeated conduct issues. 

Examples of conduct issues include excessive noise complaints, poor unit condition and disrespectful behaviour toward Housing Office staff. 

Important Notice
Housing aims to meet the needs of as many students as possible within the Western community. Tenants are required to re-apply after each lease term. Western Apartments (including Platt's Lane, Bayfield, Lambton, Beaver and Ausable Halls) are intended as transitional student housing and not for long-term permanent residency. New leases are granted at the discretion of the Housing Office.
